Eureka and Groen Dorp (meaning Green Town) are two new some would say 'security' towns or 'Boer' towns or referred to as 'White-only' towns in South Africa. These 'safety' towns are just a response to the high amount of race based attacks and BBBEE laws against White South Africans.
Eureka really started last year and Groen Dorp just a few months ago. They are modelled on Orania. Orania is a bit expensive to move to and people just speak in Afrikaans but Eureka and Groen Dorp are bilingual (for English and Afrikaans speakers) and affordable plots or shares are being sold at affordable rates, privately.
I believe these cultural towns are the future of SA. Building from the ground up and starting again.
Eureka is inland and Groen Dorp is on the coast.
I'm working towards moving to Groen Dorp at the end of the year and going to set up fish farming and hydroponic farming. IDW members welcome to visit in the future for a kuier (visit).
Eureka started with a private individual buying land and selling shares to build on the land. Eureka is essentially set up like a company. A plot of land is free but when you buy a certain number of shares into the community then can build. The property is theirs and can be inherited to future generations. Eureka houses are only built traditional Cape Dutch style.
Groen Dorp is a bit different where it's also privately owned but the individual plots are sold individually and one may build with any material and any design.
Both communities are totally off grid and water pumped from underground and use of solar power for energy.
Here are some pics of Eureka and of Groen Dorp. The structures were only put up very recently on Groen Dorp and houses still being built. Temporary Wendy house also put up just for a start with the intention of building etc.

Just hope the government doesn't decide to overrule this.
